<p><a title="Purrfect Realty" href="../" target="_blank">Purrfect Realty</a> was born from Gloria Ferrier&#8217;s love of animals, and she&#8217;s been caring for them for more than the 10 years she&#8217;s been running her real estate agency. But back when both Gloria and her husband were working for AT&amp;T, and  Gloria got involved in pet rescue, they could afford to use their salaries on the needy animals.</p>
<p>But once Gloria retired, she realized that her retirement pay was not going to allow her to keep paying the bills AND rescuing pets! And that meant no more spays and neuters, rescues or boarding strays on her property. Gloria wasn&#8217;t prepared to let that happen. And that’s what led her to real estate, she says. “I didn’t know what to do. I looked and looked for a new job. It was kind of funny—real estate was never a dream of mine! I was just looking through the newspaper at all the jobs, saw the ad and decided I’d go see what they had to say. This could work for me, I thought. And it did.”</p>
<p>Gloria actually found herself enjoying real estate, and has been doing it for the last 10 years. A few years ago, she earned her broker’s license and founded her non-profit real estate company, <a title="Purrfect Realty" href="http://www.purrfectrealty.com/" target="_blank">Purrfect Realty</a>.<span id="more-96"></span></p>
<p>The process for buying a home through <a title="Purrfect Realty" href="../" target="_blank">Purrfect Realty</a> is no different than with any other real estate company, except for her exemplary customer service. For instance, Gloria&#8217;s notary services are provided to clients for no extra charge. “This is only one of the ways I provide ‘purrfect’ service to my clients,&#8221; says Gloria. “When the deal closes and I get paid my commission, I take out what’s necessary to pay the bills and the rest goes to my non-profit organization for pet rescue.” Gloria maintains a low overhead for running her real estate agency, only E&amp;O (business liability) insurance, the rent, stationery and supplies for the office, and a small salary of around 10% of the commission.</p>
<p>The remainder goes to the furry, four-legged and needy, in many ways. One of her methods for distributing this unique form of fundraising is to give $1,000 to any animal rescue organization who gave her the referral that leads to a successful sale. Also, Gloria is willing to pay vet bills when an animal hospital or pet rescue calls to tell her that they or the pet’s owner can’t afford the cost of treatment. This is also true for Orange County&#8217;s specialty veterinarians, as she&#8217;s on a list of available donors prepared to contribute to surgical bills when a dog or cat gets hit by a car, for example.</p>
<p>As for homeless strays, Gloria takes them on a case-by-case basis (as she’s already got a full house!), but always lines them up with other charities that can accept the animals and will treat them well. She never turns anyone away without some sort of assistance, and always does as much as she possibly can. <a title="Purrfect Realty" href="../" target="_blank">Purrfect Realty</a> is not just a resource for home buyers and sellers, but also for animal lovers who need someone to turn to when pets or homeless animals are in trouble.</p>
<p>Her current residents include Vera, a 5-month old terrier mix (who has more energy than Gloria can handle!), four kittens from a litter of 11, two lively and friendly 2-year old cats she raised from kittens since they didn&#8217;t get adopted and four adult cats she took in from the vet because they weren’t getting socialized living in cages.</p>
<p>Gloria actively looks for adoption opportunities for her animals, working with Michelle Bucks, organizer of the Pet Expo USA venues and posting them on Petfinder.com (Click <a title="Vera needs a home!" href="http://www.petfinder.com/petdetail/17259876" target="_blank">here</a> to see Vera&#8217;s page!) Her aim is to get the animals living at her home adopted in order to free up her time. That way she can focus more on her fundraising—otherwise known as her real estate business!</p>

			<content:encoded><![CDATA[<p><strong>What is an escrow?</strong></p>
<p>Buyers and sellers of a piece of property establish terms and conditions for the transfer of ownership of the property.  These terms and conditions are given to a third party known as the escrow holder.  In turn, the escrow holder has the responsibility of seeing the terms of the escrow are carried out.  The escrow is an independent neutral account and the vehicle by which the mutual instructions of all parties to the transaction are complied with.</p>
<p><strong>How does the escrow process work?</strong></p>
<p>The escrow is a depository for al monies, instructions and documents necessary for the purchase of your home, including your funds for down payment and your lender’s funds and documents for the new loan.  Generally, the buyer deposits a down payment with the escrow holder and the seller deposits the deed and any other necessary documents with the escrow holder.  Prior to the close of escrow deposits the balance of funds required and agreed upon by the parties with the escrow holder.   The buyer instructs the escrow holder to deliver the monies to the seller when the escrow holder:</p>
<p>Forwards the deed to the title company for recording.</p>
<p>Is notified by the title company that a policy of title insurance can be issued that shows title to the property is vested in the name of the buyer.</p>
<p>The escrow holder thus acts for both parties and protects the interests of each within the authority of the escrow instructions.  Escrow cannot be completed until the terms and conditions of the instructions have been satisfied and all parties have signed escrow documents.  The escrow holder takes instructions based on the terms of the purchase agreement and the lender’s requirements.</p>
